Estate cleanouts in Tampa
Clearing a parent's house is a hard week made harder by distance, deadlines and a lifetime of belongings. The crew works room by room at your pace, pulls aside anything that looks personal, and leaves the house ready to list.
Who we work with
- Families clearing a parent's or relative's home
- Executors and personal representatives handling an estate
- Out-of-town heirs who can't be here for every step
- Realtors and attorneys who need a house empty by a date
- Senior move managers downsizing a client
- Trust officers and property managers
What's included
Whole-house clearing
Every room, closet, attic, garage, shed and lanai, including the things under the house and behind the water heater.
Personal item set-aside
Documents, photos, medications, firearms and valuables are pulled and held for the family. Nothing like that goes in the truck.
Donation coordination
Furniture, clothing and household goods go to local charities when they'll accept them, and you get the receipt.
Disposal and recycling
Everything else is hauled to permitted county facilities, with metal and e-waste separated.
Light clean after
Swept floors and wiped counters so the house can be shown. Deep cleaning can be arranged separately.
How an estate cleanout runs
- Walkthrough. In person or by video call if you're out of state. You mark what the family is keeping and what's going to be sold or appraised.
- Firm quote. Priced for the whole house, with the number of truckloads estimated and confirmed before work starts.
- Room by room. Papers, photos, jewelry, cash and anything that looks personal are set aside for you, not loaded. Donatable items are separated for charity pickup.
- Final walk. Closets, attic, garage and shed checked, floors swept, and the keys handed back or left with the realtor.
What affects the price
- Size of the house and how full it is, measured in truckloads.
- How much is donatable versus landfill, since fees differ.
- Timeline. A phased cleanout over several visits costs a little more than one push.
- Access: stairs, gated communities and condo elevator reservations.
You get a firm price when the crew sees the load, before anything is touched.
Estates in Tampa Bay
Tampa Bay has one of the largest retiree populations in the country, and many estates here are handled by children who live in another state. Video walkthroughs, photo updates and a crew lead who answers the phone are how those get done. Florida homes also hide more than most: attics over garages, under-stair closets and lanai storage benches that haven't been opened in years.
Timing usually turns on probate and the listing date. The crew can hold off on a room until the appraiser has been through, or clear the rest of the house first so the realtor can start photos.
Common questions
Can you do this if I'm out of state?
Yes. A video walkthrough sets the scope, you approve the price by email or phone, and you get photos as rooms are finished.
What happens to papers and photos?
They're boxed and set aside for you. The crew does not throw away documents, photos, mail or anything that might be a record.
Will you work around an estate sale?
Yes. The usual order is estate sale first, then the cleanout for whatever didn't sell.
Can you clear just part of the house?
Yes. Many families keep the furniture for staging and have everything else cleared.
